Ms. Dearman is the Principal Owner and serves as Chief Executive Officer. She is a licensed California real estate Broker with over twenty years’ experience in Real Estate. She brings a wealth of experience and skills to the organization that has been the driving force in the growth and success of HSM. She is an action-oriented decision maker with strengths in problem solving, strategic planning and negotiation. Ms. Dearman holds a Bachelor of Science degree in biology/physiology from San Francisco State University and a Master’s in Business Administration with an emphasis on Marketing from California Polytechnic State University. Ms. Dearman is a member of the San Francisco Chamber of Commerce, The California Association of Realtors, The National Association of Realtors, The Property Managers Association and various volunteer organizations, as well as a founding member of SF Urban CHC.

Mr. Joseph is a Principal Owner of HSM and serves as President of of Property Management.
He comes to us from one of the world’s largest and most successful rental car businesses, Enterprise-Rent-A Car. During his fifteen-year career at Enterprise-Rent-A Car, Jerald held positions as Regional Recruiting Manager and Area Rental Manager. Even though his financial statistics, growth curve and profitability are quite impressive it is his dedication to the entrepreneurial ethic, marketing, and customer service that most distinguishes Jerald from others. He brings proven experience in leadership, strategic planning, customer service, contracts negotiations, tactical and effective sales and marketing execution to the HSM team. He is a relationship builder with an exceptional track record in developing, growing, and retaining satisfied clients. Jerald holds a degree in Business Administration with an emphasis in Marketing and Finance. He was one of the founding members of the 94124 Art Gallery, and President of the board of the Bayview Opera House.

JEFF MACHADO
Executive Vice President
Jeff serves as Executive Vice President, where he leads the property management division and provides strategic oversight of the company’s growing portfolio of community associations. In this role, he is responsible for setting operational direction, mentoring senior management staff, and ensuring premium management services for all accounts. He also plays a key role in shaping and executing HSM’s marketing and business development initiatives, helping to expand the firm’s presence throughout San Francisco and beyond. With a strong focus on long-term organizational success, Jeff is committed to fostering ethical, transparent, and efficient business practices. He prioritizes regulatory compliance, communicating regularly with our trusted network of law firms to to stay up to date on any changes to the California Civil Code (Davis-Stirling Act), a critical component of effective and legally sound HOA operations. Before joining HSM, Jeff worked as a Reserve Study Analyst at Association Reserves SF, where he completed over 80 reserve studies. This specialized experience sharpened his skills in budget planning, forecasting, expenditure scheduling, and implementing corrective measures when necessary. Jeff holds a Bachelor of Arts in Communication Studies from California State University, Sacramento. Outside of work, Jeff enjoys spending time with his wife Staci, visiting their families in the Central Valley, and attending live music and local sporting events.

Hao is our Vice President of Accounting and Management. He oversees the accounting department and works closely with the management team leads on portfolio direction. With a strong understanding of financial management, bookkeeping, budgeting, and tax-related matters, Hao plays an integral role in shaping the company’s approach to the financial operations of community association management. His expertise helps ensure financial accuracy, regulatory compliance, and long-term fiscal stability across the properties we manage. Hao is highly knowledgeable in accounting principles and experienced with software programs such as QuickBooks and all Microsoft Office applications. He holds a Bachelor of Science degree in Accounting from San Francisco State University and is also fluent in both Mandarin and Cantonese. Hao joined HSM Property Management in 2019 as a Property Manager and has since become a valued leader within the organization through his professionalism, reliability, and dedication to excellence.
